Finding a rental that balances price and space is a challenge these days, especially in Canada’s bustling housing market. With rents skyrocketing, renters across the country are eager to find cities that offer affordable, spacious living options.

A study by the ViewHomes Team — a division of London, ON-based real estate firm Nu-Vista Premiere Realty Inc. — took a deep dive into rental data from 41 Canadian cities to assist potential tenants in making better choices. It uncovered the best spots for renters to get the biggest bang for their buck in terms of square footage.

1. Regina, SK

If you’re looking for value, Regina is the place to be! At $1.76 per square foot, you can snag a 756-square-foot apartment for about $1,333 monthly. The provincial capital boasts a more affordable cost of living than many other Canadian cities, a growing economy and a friendly, community-oriented atmosphere.

2. Sherbrooke, QC

Sherbrooke is the runner-up with a price of $1.93 per square foot. Renters in this southern-Quebec city get a bit more space, with average apartments around 825 square feet costing about $1,595 each month. In addition to the lower cost of living, Sherbrooke offers a unique blend of Quebecois culture, a vibrant university town atmosphere and beautiful natural landscapes.

3. Laval, QC

Laval takes the third spot, providing almost 900 square feet for $1.96 per square foot, which totals around $1,756 a month. It’s a great way to stretch your budget compared to living right in Montreal, and you still have the convenience of the Metro to get into the city whenever you want.

4. Fort McMurray, AB

Alberta’s Fort McMurray earns the fourth spot on the list with a rental cost of $2.04 per square foot. Renters here pay $1,576 per month for apartments averaging 773 square feet. The city offers a high earning potential in the resource sector, a close-knit community and access to vast wilderness areas for outdoor enthusiasts.

5. Brossard, QC

In fifth place is Brossard, QC, where you can enjoy large 893-square-foot apartments for a rate of $2.13 per square foot, which comes to roughly $1,907 a month. Brossard is part of the Greater Montreal area, located right across the St. Lawrence River on the South Shore. It’s a great spot to enjoy city access while paying less than half the price per square foot compared to the island.

6. Saskatoon, SK

Coming in sixth place, Saskatoon in Saskatchewan has a rate of $2.14 per square foot. Renters can expect to pay about $1,765 for an average apartment that measures 823 square feet. Saskatoon offers a unique blend of affordability, a thriving job market and a friendly atmosphere, making it an attractive option for renters seeking a balanced lifestyle.

7. Peterborough, ON

In Peterborough, you’ll pay $2.33 per square foot, and the typical mid-sized apartment is around 855 square feet, costing $1,990 a month. Peterborough offers renters a more affordable cost of living compared to larger Ontario cities, combined with access to beautiful natural surroundings and good schools like Trent University.

8. Nanaimo, BC

Renters in Nanaimo, BC, are looking at a cost of about $2.36 per square foot for apartments that usually span 794 square feet, making the monthly rent about $1,872. Located on the east coast of Vancouver Island, Nanaimo offers a desirable blend of island living, stunning natural beauty, a relatively mild climate and a more relaxed pace of life.

If you’re renting in London, ON, expect to pay around $2.46 per square foot, which means the average rent comes to about $2,077 for a space of 843 square feet. It has a balance of big-city amenities along with a vibrant arts and culture scene and access to green spaces.

10. St. Catharines, ON

St. Catharines makes it into the top 10, where renters are paying $2.55 for every square foot. The average monthly rent in this biggest city in the Niagara Region sits at $1,929, with typical apartment sizes around 755 square feet. The combination of affordable housing, proximity to nearby wineries and natural attractions as well as a growing job market make it a good place to live.

Where Are Canada’s Major Cities on the List?

Curious about rental prices in Canada’s major cities? Edmonton ranks 19th, with renters paying $3.36 per square foot. Halifax is 21st, where the cost is $3.48 per square foot. Winnipeg is at 22nd, with a rate of $3.53 per square foot. Vancouver comes in at 31st, with an average monthly rent of $2,510 for a 576 square foot apartment, which works out to $4.35 per square foot. Montreal renters face $5.35 per square foot, putting them in 35th place. Finally, Toronto is at 37th, with a rate of $5.89 per square foot.

Wondering which city is the most expensive? Calgary, AB, sits at number 41st on the list. If you’re renting there, be ready to pay around $9.04 per square foot. For an average apartment of 648 square feet, that translates to a monthly rent of about $5,858.50.

There’s some positive news on the horizon for renters in Canada! The February 2025 National Rent Report by Rentals.ca reveals that the average asking rent for residential properties hit $2,100 in January, a 4.4 per cent drop from last year and an 18-month low.

From Detour Destinations to the All-Inclusive Era, here is a breakdown of the travel trends expected to be huge in 2025.

1. Detour Destinations

Tourist favorites like Rome, London and New York will still draw visitors from all over the world, but in 2025, travellers will also be eager to explore Detour Destinations. A significant 63 percent of vacationers are expected to incorporate a Detour into their plans, such as a trip to Canmore while in Calgary, a visit to Reims during a stay in Paris, or an excursion to Fukuoka while in Tokyo.

If your travels take you to Florence, Italy, consider a Detour to the Chianti region, home to some of the world’s best wine and food. This travel trend was first recognized by Expedia Group in 2022 and has been on the rise ever since. Currently, two-thirds of travelers report that films, streaming platforms, and TV series have played a role in their choice of destinations, marking a 16 percent increase since 2023. According to the 2025 Set-Jetting Forecast, popular destinations influenced by entertainment include the Highlands of Scotland (thanks to The Traitors), rugged Montana and Wyoming (courtesy of Yellowstone), and alluring Dubai (inspired by The Real Housewives of Dubai).

The cost of living continues to be a concern for Canadians, and rental rates across the country reached record-breaking levels throughout 2023. According to Rentals.ca’s National Rent Report for January 2024, the average rent for all residential property types in Canada ended 2023 at a record high of $2,178 for December 2023. This was an increase of 8.6 per cent from December 2022 when the average was sitting at $2,005.

If you have a move coming up and haven’t been keeping tabs on market rates, let’s break down the average cost of renting a one-bedroom apartment in Canada right now.

In the January 2024 National Rent Rankings, the average cost of a one-bedroom apartment in Canada was $1,922, up 13.4 per cent year over year.

The city with the most significant increase was Brampton, ON, seeing an 18.5 per cent jump to $2,117 in December 2023 when compared to the same time period one year prior. Scarborough, ON followed closely behind with the average cost of a one-bedroom apartment sitting at $2,209 — a 17 per cent hike. The third highest increase was in Laval, QC, where a one-bedroom apartment was $1,653, up 16.2 per cent.

The Average Cost to Rent a One Bedroom in Major Canadian Cities, 2024:

  • Vancouver, BC: $2,700 (4 per cent increase year over year)
  • Toronto, ON: $2,521 (2.6 per cent increase)
  • Edmonton, AB: $1,285 (15.4 per cent increase)
  • Calgary, AB: $1,708 (14.1 per cent increase)
  • Regina, SK: $1,213 (13.6 per cent increase)
  • Winnipeg, MB: $1,340 (9.7 per cent increase)
  • Montreal, QC: $1,741 (10.2 per cent increase)

While rental rates were up overall across the country, some cities saw a decrease in the cost of a one-bedroom apartment for rent. For instance, Halifax, NS rates decreased by 7.4 per cent, with an average one-bedroom rental price of $1,841. Kelowna, BC also showed a drop of 4.3 per cent, with average rates closing out 2023 at $1,897. The largest decrease was in the border city of Niagara Falls, ON, where rents decreased by 11.5 per cent, bringing the rental rate down to $1,636.

What is the Outlook for Rental Rates in 2024?

According to Rentals.ca, “The rental market in Canada will remain undersupplied but should become somewhat more balanced this year, with rent growth expected to converge towards its five-year average of approximately 5 per cent.”

Demand for rental apartments is expected to remain strong with some moderation as compared to 2023, due to factors like a sluggish economy, a reduced number of non-permanent residents and an increase in homebuyers as interest rates decline. A rise in apartment completions and expected tenant turnover should add more units. Alberta is predicted to continue showing above-average rent increases, while large cities in British Columbia and Ontario will continue with increases below the national average.

Alberta recently experienced the highest population growth among all Canadian provinces and territories, with a year-over-year increase of just over four per cent from July 2022 to July 2023. According to a recent CBC News article, “Paralegals and landlords say some tenants are taking advantage of long delays at the Ontario Landlord and Tenant Board, which resolves disputes between landlords and tenants, and are asking for higher cash-for-keys demands than ever before.”

However, others view the process as a way for tenants to receive fair compensation, since they’re being forced to move when rental rates have skyrocketed. It is often the tenant who bears the highest burden in these scenarios, including the time it takes to find a new home, likely paying a much higher monthly rent, first and last month’s rent deposits, and all of the expenses associated with moving.

Tenant vs Landlord Rights

Tenants have rights when asked to vacate a rental property if the landlord wishes to:

  • Sell the property
  • Demolish a property
  • Take possession of the property so the homeowner or their spouse, child or parent can move in

For example, per the Ontario Landlord and Tenant Board, a landlord must follow a specific process for each of these three circumstances. Also, a landlord cannot ask a tenant to vacate a property before selling it.

In response to the CBC piece, published by Now, Douglas Kwan of the Advocacy Centre for Tenants Ontario stated, “Any landlord or potential landlord should know how the law works. If a property has existing tenants, the purchaser inherits those tenants and becomes their new landlord.” In a case such as this, he claims it is legal and reasonable for a tenant to demand a cash-for-keys arrangement.

In conclusion, cash for keys is a legal agreement between landlords and tenants to vacate a property in exchange for compensation, providing an alternative to the costly and lengthy eviction process.

The trend is increasing in Canada due to rising costs for landlords and a competitive rental market, with tenants using this method to mitigate the financial impact of relocating.   • Payments are expected to increase by 20 per cent, even if the Bank of Canada’s key interest rate drops to 0.25 per cent by July 2026. The benchmark interest rate is currently 5 per cent, which is the highest rate since 2001. The increases were made in an attempt to curb inflation.

Unfortunately, identifying their presence isn’t always easy. These parasites are skilled at hiding in cracks and crevices, making them difficult to spot. It’s essential to detect the presence of bed bugs early so that you can take appropriate action and prevent a full-blown infestation. Here are seven telltale signs that you might have bed bugs in your home, plus some tips to keep in mind while travelling.

Bites on Your Skin

Your first clue may be small, itchy bites on your skin, specifically on areas that aren’t covered while sleeping. Bed bugs come out at night and feed on human blood, leaving behind clusters or lines of small, red welts. When a bed bug bites, it injects both an anesthetic and an anticoagulant so the person doesn’t realize they’ve been bitten. For some, the bites don’t cause any marks or itching while others may have an allergic reaction that requires treatment.

Blood Spots in Your Bed

If bed bug bites go unnoticed, another sign to look for is blood spots on your sheets or mattress. While the bugs are feeding, they can leave blood stains behind. The rust-coloured stains can also be caused by blood-engorged bugs being crushed.

Tiny Black Dots

Bed bugs leave behind dark, tarry spots in areas where they feed or rest, like bedding, mattresses, other furniture and even clothing. These tiny black dots are fecal matter — that is, poop — and usually about the size of a period.

Eggs or Eggshells

Bed bugs reproduce quickly, so it’s possible to find tiny, pale yellow or white eggs or eggshells anywhere that the insects have been living and hiding. These eggs are about the size of an apple seed, so it’s possible to see them with the naked eye.

Live Bugs

Bed bugs are reddish-brown in colour, flat and small, ranging from 1mm to 7mm in length. They can also survive for several months without feeding. Although they’re quite adept at hiding, you might see live bugs on your bedding, mattress, furniture or even a suitcase, but it’s always a good idea to check for them in seams or crevices if you suspect you may have brought some home.

Shed Skins

Like other insects, bed bugs shed their skins, or exoskeletons. When the bugs molt, those shells can be left behind in your bed or anywhere else they’ve been living. The exoskeletons look a lot like the bugs themselves.

An Unusual Smell

If you notice a sweet, musty odour around your bed or furniture, this could be a sign of bed bugs. These insects release pheromones that create this distinct smell, which some people describe as similar to that of coriander.

How Can I Prevent Bringing Home Bed Bugs While Travelling?

Bed bugs can be found all around the world, and they don’t care if you’re staying at a hostel or a five-star hotel. If they want to hitch a ride home with you, they will. Although no method is foolproof, there are some precautions that you can take.

  • Don’t bring your pillow from home away with you.
  • Opt for light-coloured plastic luggage. Bed bugs are less attracted to plastic and they’re easier to spot on light versus dark colours.
  • When you arrive at your accommodations, inspect the place thoroughly before bringing in your luggage and other belongings.
  • Keep your luggage off the floor, bed, furniture and other soft surfaces. Instead, place suitcases and bags on a tiled floor or a luggage rack.
  • Consider keeping your clothing and other personal items in your suitcase for the duration of your trip, or thoroughly inspect all closets and drawers before storing anything away.
  • When you return home, place your luggage on a hard surface far from anywhere that bed bugs could hide, and inspect everything carefully. Consider unpacking outdoors if possible.
  • Wash all clothing and fabric items in hot water if possible, whether they were worn or not.
